FMD prepares HUD and multifamily communities so inspection day is a formality — then keeps the building with the trades the score actually tests.

The work
HUD and conventional multifamily properties do not fail in the last week. They fail in the quiet months — when work orders outrun the roster, when a vacant unit sits, when a smoke detector is “almost” replaced. FMD exists to close that gap with judgment, not just headcount.
We walk properties against NSPIRE, write an honest punch list, and then do the work: plumbing and fixtures, bathrooms and kitchens, interior paint, and the commercial cleaning that makes a building photograph as well as it scores.
Leave every community more certain than we found it.

The work
A slow deck — each trade in FMD colors, with the mark on the chest.
Pre-inspection walks, punch lists, life-safety, and close-out so inspection day is a formality.
Leaks, fixtures, water heaters, and the replacements NSPIRE actually sees.
From failing wet walls to quiet suites residents are proud to show an inspector.
Cabinets, surfaces, and appliances restored so vacant units return to revenue.
Turnover coats and corridor programs with edges that read as care, not cover-up.
The last pass before a walk: floors, common areas, and units that look as ready as they are.
Are you inspection ready?
At best, the score sets the clock until the next inspection. At worst, the property fails — and the staff who already run the building absorb the blame.
No manager wants to spend a season preparing only to miss a life-safety item, a blocked egress, or a unit that was “done” on paper. Maintenance departments are already carrying daily work orders. Inspection prep is a second job they were never staffed to hold.
FMD steps in as a dedicated REAC / NSPIRE partner: we assess against the protocol, not against memory. We repair what will fail. We renovate what will never pass a polite coat of paint. Then we clean, document, and stand with you on the day the inspector arrives.
Property managers keep their core work. Residents keep a building that still feels like home. Owners keep a score they can defend.
How an engagement moves
Units, common areas, and life-safety — read against NSPIRE, not habit.
A punch list that names what will cost the score, in the order it should be closed.
Plumbing, renovations, paint, and cleaning — sized to the days you actually have.
Evidence on file, spaces presented, and leadership available to walk the official path.
Leadership
The face of the work
FMD is led from the field. Our principal inspector and project lead is on the property — not only on the letterhead — reviewing detectors, wet walls, kitchens, and the quiet corners inspectors always find. The portraits you see across this site are that same presence: plumbing, renovations, paint, cleaning, and NSPIRE, held to one standard.
That continuity is the difference between a vendor who “sends a crew” and a firm that can explain, on inspection morning, why a door closer was replaced and a corridor still smells like fresh work instead of excuse.
From repairs to renovations
We do it all — and we do it as if the inspector were already in the lobby.
